Landscape Bed Reminder – referred to as Common Elements
Dear Eagle Pointe Residents,
This is a reminder that the landscape beds located in front of, beside, and around units throughout the community are Common Elements and are maintained by the Association.
Because these areas are Common Elements, they are not owned by individual unit owners. While we appreciate the pride residents take in enhancing the appearance of their homes, all decisions regarding the installation, removal, replacement, or relocation of plants, shrubs, trees, mulch, and other landscaping materials are made by the Association.
The Common Elements Team works with Management, the landscaping contractor, and the Board of Directors to evaluate landscaping needs based on community appearance, plant health, maintenance requirements, budget, irrigation needs, and long-term planning.
Residents may add annual flowers and certain perennial plants to landscape beds adjacent to their units, provided they are selected from the Approved Plant List. The list is available on the Eagle Pointe website under Residents or through the following link: eagle-pointe-approved-planting-list-2026. Please review the list before purchasing or planting.
Please note that requests to remove healthy plants, shrubs, trees, or other landscaping materials from Common Element beds will not be approved. Similarly, requests for specific plants, shrubs, trees, or landscape designs to be installed in Common Element areas cannot be accommodated.
While resident feedback is always welcome, landscaping decisions are made based on the overall needs of the community, including plant health, maintenance, irrigation, visual consistency, budget, and long-term landscape goals. All final decisions regarding Common Element landscaping rest with the Association.
Residents should also be aware that the Association reserves the right to remove, relocate, or replace any plant material within Common Element beds when necessary for maintenance, renovations, safety concerns, irrigation needs, plant health, or overall landscape design.
Although the community has an irrigation system, it does not cover flower beds in most cases. Residents are encouraged to periodically water landscape beds adjacent to their units during hot or dry weather. Supplemental hand watering can significantly improve the health and appearance of flowers, shrubs, and other plantings. Your help is greatly appreciated.
As new plants and shrubs are installed throughout the community, final placement may be adjusted as needed to address factors such as spacing, drainage, visibility, plant compatibility, and other landscaping considerations.
